Grand Central Park: A Catalyst for Residential Development

As Grand Central Park nears the completion of its final phase of development, residential development is continuing to expand north and eastward in Conroe. Other communities are following Grand Central Park’s lead, discovering the beauty and convenience Conroe has to offer.

Located along I-45 south of Loop 336, Grand Central Park has served as a catalyst for residential development in the Greater Conroe area, which is becoming a hub for new master-planned communities.

A Hub for New Housing

Grand Central Park opened in 2017, and since that time, the number of new homes starting construction in the Greater Conroe area has accelerated.  

A November 2022 demographic study for Conroe ISD from Population and Survey Analysts states the number of new homes starting construction increased significantly in 2018, shortly after Grand Central Park began drawing eyes to the area. The number of housing starts jumped 127% from 2016 to the 12-month period ending in June 2022, according to the report.

The number of single-family construction permits filed in the city of Conroe has nearly quadrupled each year from 2015-2024, according to The Houston Chronicle; more than 1,800 new permits were filed every year. Conroe recorded more than 14,000 new single-family permits in the decade, which is almost the combined total of new construction permits filed in the cities of Pearland, League City, Pasadena and Sugar Land—the residential magnets south of Houston.  

Choosing Conroe

Data from the U.S. Census Bureau shows the city of Conroe’s population has grown nearly 36%, thanks to the rise in new residential developments, like Grand Central Park.

The same PASA report calls the Conroe area the “next frontier” in suburban residential development as areas to the south, like Klein, Cy-Fair and The Woodlands, reach build out.

Grand Central Park was among the first master-planned communities to set its sights on Conroe’s natural beauty, open spaces and proximity to main thoroughfares, like I-45.

Residential development has now spread north and eastward with master-planned communities like Mavera, Evergreen and Artavia most recently taking shape near the FM 1314 corridor; and Silverthorne, Sweetwater Ridge and Cielo ramping up along the FM 1484 corridor. These communities alone promise to bring thousands more homes and amenities to the Conroe areawith more master-planned communities expanding, too.
